Mayfest on Main – North Myrtle Beach

Mayfest on Main kicks off their 7th annual festival with a free concert from the Carolina Soul Band, taking the stage from 6:30 p.m. to 8:30 p.m. on Friday, May 12, 2012, at 202 Main Street, North Myrtle Beach, South Carolina. Bring your beach chair back on Saturday for a full day of live music, arts, crafts and food vendors, street entertainers and loads of fun for the kids and the young at heart, 10 a.m. to 6 p.m.

The main stage is located at 11 South Ocean Boulevard, better known as “The Horseshoe,” featuring The Tams at 12:15, Project 7ven at 1:45 and Night Ranger at 4 p.m. The North Strand Optimist Club’s Friend of the Year will take the community stage at 10 a.m. right before the North Myrtle Beach Middle School Chorus and Orchestra perform. Stick around after lunch to see the intermediate and advanced students of the Dino Capone School of Rock knock your socks off. At 3, get set for the NMB High Skoolhouse Rock show. All concerts are family-friendly and there’s plenty of parking available at four locations with shuttle service available. RealtyTrac Reports Q1 Foreclosure Rate at Lowest Since 2007

The national trend may be towards hope as foreclosure filings take a mild tumble nationally. According to RealtyTrac’s latest U.S. Foreclosure Market Report, foreclosure-filing rates were down 16 percent in the first quarter of 2012, lower than during the same time one year ago and two percent from the previous quarter. That is currently about one in every 230 housing units.

The decrease is attributed to non-judicial foreclosure procedures shortening the length of the foreclosure process in 24 states, including Arkansas, Michigan, Utah and California. The remaining 26 states with judicial processes saw an overall 10 percent increase, with Indiana leading the pack at 45 percent.

Signs of Growth in the Housing Market

While the housing crisis is by no means over, there are signs in the real estate market that point toward recovery. According to the National Association of Realtors (NAR), there will likely be a 7-10% increase in sales of existing homes in 2012, which would be the highest level in five years. While January to February sales have fallen as they normally do, the trend is heading in the right direction compared to 2011 figures. Pending home sales were up 9.2 percent over the same time period last year, and existing-home sales were up 8.8 percent. While these figures do not indicate a complete recovery of the housing market, the trend is definitely encouraging.

One of the key factors that has been preventing the housing market from taking off again is that it has been difficult to get mortgage loans in recent years. Fortunately, banks have begun to loosen their credit requirements. While they haven’t been lowered to the dangerously loose standards that caused the housing market to collapse, the analytics firm Capital Economics is predicting that the current requirements should lead to the end of the housing crisis before the end of the year. As of this writing, the average credit score needed for a mortgage loan is 700, much the same as it was a year ago. In addition, banks are now willing to lend more money to those meeting the credit requirements, up to 3.5 times the borrower’s earnings, up from 3.2 times the borrower’s earnings during the worst part of the housing crisis.

Single-family home sales leapt 12 percent this past January as compared to January 2011 demonstrating the best January sales performance since 2007.
